Price the work around the property
Make a list of trips, contractor visits, and tasks you would take on if you prepared the house for sale yourself. Use actual estimates where you have them. Keeping these separate from the house's expected price makes the alternatives easier to compare.
Build a useful first description
Explain when you last visited, whether anyone occupies the house, and what has changed since your photographs were taken. Uncertainty is useful information too. If a room or system has not been checked, say that instead of assuming its condition.
Review the proposal before planning the journey
Ask what access the buyer needs and what still has to happen before an offer could become a completed purchase. Confirm signing requirements with the closing professional. A conversation can begin remotely, but that does not establish whether travel will be needed later.
